The Riverside 92506 single-family market, viewed retrospectively as of the August 15, 2022 date-of-death effective date, had cooled sharply from an unusually hot first half of the year. Trailing 12-month appreciation remained substantial — median sale price up 13.4% to $675,000 and median $/SF up 18.3% to $387.43 — but the trailing three months into the effective date were essentially flat (-0.5% on $/SF, versus +13.3% over the prior six months), marking a clear inflection tied to the run-up in mortgage rates through 2022. Days on market lengthened from 6.5 to 11.0 days across the year and the sale-to-list ratio eased slightly from 101.4% to 101.3%, both consistent with a market that had stopped accelerating. At the effective date the trailing quarter showed a $678,750 median sale price, $388.39 median $/SF, and roughly 2.3 months of inventory on a closed-sale-pace basis. The data supports a time adjustment weighted toward the flatter trailing-quarter reading rather than the stronger appreciation seen earlier in the window.
